Utilities, Repair & Maintenance are considered to be space-related costs. Space cost is divided by the assignable space area producing a uniform space cost rate or Net Assignable Squared Metre (NASM) rate. Assignable space area is expressed by the NASM measure.
Space is owned by Faculties and Academic Support Units (ASU). Faculty Space costs are allocated to the Faculties by Faculty-owned NASMs multiplied by the NASM Rate. Each ASU has its space cost (ASU-owned NASMs multiplied by the NASM Rate) which is added to their costs. These ASU costs are then allocated to the Faculties by the pre-determined cost drivers.
Non-assignable space such as hallways, washrooms, stair-cases, etc. is not considered in the space cost allocation.
